Whether you are preparing to sell, considering representation, already working with HBR or selling on your own, showings involve the same practical questions: when visitors can come, how they enter, how access is accounted for and what you can learn afterward.

How Hunt Brothers Realty Manages Showings

HBR uses ShowingTime to coordinate showing appointments. The setup is tailored to the property and seller; every listing does not use the same settings.

Build a Schedule That Fits Your Home

Sellers can block entire days or specific times of day when they do not want showings. Advance-notice requirements can also be configured around the seller’s needs, for example, 24 hours, 10 hours, 8 hours or another appropriate setting.

These options provide flexibility around work schedules, children, pets, daily routines and other preferences while creating a clear process for showing requests.

Choose the Right Confirmation Process

Appropriate properties may use Go & Show scheduling. Seller-occupied homes can require confirmation before a showing. Depending on the agreed setup, ShowingTime requests may go directly to the seller by text, email or call so the seller can confirm or deny the appointment.

Access, Electronic Lockboxes and Accountability

Electronic lockbox use is agreed upon with the seller; it is not mandatory. HBR generally recommends controlled electronic lockbox access where appropriate for the property and seller.

Electronic lockbox systems can record which authorized real estate professional accessed a property and when. This provides an additional layer of identity, access control and accountability. Buyers viewing a professionally listed property are generally accompanied by a licensed real estate professional, which differs from a homeowner personally fielding access requests from unknown members of the public.

These measures do not eliminate risk or guarantee security. Agree with your agent on the access method, appointment requirements and household preparation that fit your situation.

How HBR Follows Up for Feedback

ShowingTime can request feedback digitally from the showing agent and send multiple automated requests. HBR’s process is to make up to three digital feedback attempts through the system. If feedback is not received, HBR follows up directly with the showing agent, typically within 24 hours, to try to obtain useful feedback for the seller.

Agents are not required to provide feedback, so a response is not guaranteed. When feedback is available, it can help identify repeated buyer concerns, explain response patterns and distinguish an isolated opinion from a recurring theme.

If You're Selling on Your Own

When you manage your own sale, you may also personally manage the showing process. An FSBO seller may need to:

  • Verify who is requesting access and whether that person is working with a licensed real estate agent.
  • Handle direct public inquiries from people the seller has never met.
  • Confirm appointments, control entry and decide who will be present.
  • Secure valuables, medications and personal information before a visit.
  • Maintain a showing log with the expected visitor or agent contact and appointment details.
  • Follow up for feedback and review patterns across showings.

The operational difference is who coordinates each step. A repeatable process helps keep self-managed showings organized, just as agreed scheduling and access settings support professionally coordinated showings.
